Measured facts, alongside the visibility you already sell.
Most software in housing earns from visibility: placement sold by rank, which works best when the basis of the rank is hidden. The register adds goods that visibility alone cannot provide: how fast an agency rents, whether it opens when it said it would, when the market is listening — and, on the Sale rail, what homes actually sold for. Each is a fact from the signed log, each is already live, and each is a mechanic another industry already trades on. What you build on them is yours to decide.
Two revenue bases
Visibility, sold by rank
Your customers pay to be seen. The ranking is private, so what a renter sees first is whoever paid most, and nothing an agency does after a listing goes live is measured in public. That is what you sell today, and it stays. What it cannot show is service: a fast, reliable agency and a slow one look the same, so neither has a reason to prefer your platform for it.
Measured facts, added alongside it
The register compares agencies on facts taken from the log: days to let, on-time opening, how often they withdraw. There is no composite score and no paid placement to degrade into. A leader is the top row of a sort by a named fact, and the parameter is the column heading. Those facts are goods you can build products on, next to the visibility you already sell.
The goods, where each is already an economy, and what you could build
Each measure below is live, computed from the signed log and served without a key. Each entry says what it is, where the same mechanic is already priced, and what it opens for your product. None of those products is built: that is the part left to you.
Day-parting
Computed live · synthetic estateThe days and hours at which listings open, counted across five parts of the day. Already an economy in broadcasting, where the day is split into dayparts and each is priced by its measured audience. You could build a publishing tool that tells an agency when its market responds, and when to open.
/reso/PublishDayparts · counts only, no personOpening-window turnout
Computed live · synthetic estateHow many registrations arrive within an hour, six hours, a day and a week of opening, summed across the market and shown in ranges below ten. Already an economy in share offerings and ticketed releases, where demand is gathered in a timed window and read to set the terms. You could build a demand read that shows an agency how a market is forming while it forms.
/reso/OpeningWindow · aggregated at sourceDays to let
Computed live · synthetic estateFrom opening to a decision, per listing, compared within a cohort of city, segment and price band, so that a luxury portfolio is not measured against a studio one. Already an economy in airline and hotel yield management, which prices on measured demand and absorption. You could build a benchmark your agencies see against their own cohort.
days_to_let · cohort-scopedOn-time opening and withdrawal rate
Computed live · synthetic estateWhether a listing opened when it was announced, and how often an agency withdraws one for a reason other than renting it out. Already an economy in air travel, where on-time performance has been published by regulation for decades. You could build a reliability record an agency can show a landlord when it asks for a mandate.
on_time_opening · withdrawal_rateThe coming-soon window
Computed live · synthetic estateA listing can be announced before it opens, for at most three days; longer, and it would collect interest in a home nobody can yet apply for, so the rule refuses it. Already an economy in film distribution, where release windows build and measure anticipation. You could build announcement as a product that cannot turn into lead farming.
capped at 3 days · a governed rule, not a code literalBook composition
Computed live · synthetic estateAn agency's mix of segments, price bands and contract types, published so that its other figures can be read in context. Already an economy in fund management, where holdings are disclosed to close the gap between what a manager knows and what an investor sees. You could build context that makes every other figure fair to compare.
book_compositionSold prices
Computed live · synthetic estateA sale closes on the catalogue with its price and date. Over the catalogue's own closed sales: asking price against transaction price, price per square metre, by city — and an estimate for a home for sale from its city's sold homes. Already an economy in every market that publishes the price of the last trade, from exchanges to land registries' price-paid data. You could build comparables and valuation products on prices that come from the record, not from a report.
/app/sold · RESO Closed, ClosePrice, CloseDateQualified demand
Computed live · synthetic estateEvery applicant arrives with an issued credential: a sealed verdict that they qualify for this home under this regime, before anyone spends time on a viewing. On a sale, every bid stands on a buyer the issuer cleared at that amount — financing covered, yes or no, with the mortgage adviser's co-signature behind it wherever the financing has an adviser. Has no clean analogue: lead generation passes on contacts, and nobody passes on a lead that is already verified without the file behind it. You could build exactly that.
Tacit's verdict · the credential gate on registration · buyer clearance at the bidWhy your customers would stay for it
On a visibility platform, a good agency and a well-funded one are hard to tell apart, and the good one has nothing to gain by staying. On the register the difference is on the record. An agency that rents quickly, opens on time, rarely withdraws and publishes its criteria can point to the log, and a landlord or renter can check it without trusting the agency, your platform or us. The platform that carries that record is the one the best agencies have a reason to stay on.
Two properties keep the goods from being bought around. The figures are facts, never a score, so there is no formula to purchase a place in. And no person is a leaf in the log, so the register cannot turn into a profile of renters or buyers.
What is built, and what is yours to decide
- BuiltEvery measure above is computed live from the log and served without a key. Today they run over the synthetic estate, not a live market.
- One sort todayThe agencies view currently sorts by one fact, days to let. Sorting by any column is the design; it is not yet the interface.
- Yours to decideWhich products to build on the goods, and how to price them. The pricing layer was deliberately not built, so the business model is the owner's to put on them.
The log behind every figure, and the three requests that check it, are on RESOnance. Where Tenon joins your product is on Integration. The proofs, walked through end to end, are on Evidence.
