Rental and Sale, end to end.
One layer, two procedures. Each step below names the part that acts — A Tacit decides and seals, B Ravel runs the procedure, C RESOnance publishes and verifies — and the person whose act it is. No step is decided by software alone: every gate is a person's act, recorded as it was reached.
RentalFrom a published criterion to a concluded tenancy.
The Rental rail runs on 92 rules, each citing the Dutch law it encodes, and on the procedure the Wet goed verhuurderschap requires.
- MandateA · B — the landlord declares at the issuer that they may rent the home out; the declaration is sealed there. The letting mandate rests on it and is signed on both legs, landlord and agent, by passkey. Nothing is marketed before.
- ListingB → C — rent, regime and the requirement a candidate must meet are fixed before publication, so the criterion is public before anyone is judged against it. The listing reaches the catalogue on RESO, with a liveness status the issuer signs.
- CredentialA — the household answers the intake once; the issuer decides eligibility under the Rental rulebook and seals the verdict into a credential the renter carries — not a file of documents.
- RegistrationC · B — the renter presents the credential; the catalogue verifies what it states, holding no key. The agent sees a verdict, never the documents behind it, and asks to see more only with the renter's grant.
- ViewingsB — slots, invitations and attendance are part of the same record, not a calendar beside it.
- SelectionB — by the method published with the listing. When someone is held back, the requirement that was applied is recorded and shown.
- AwardC · B — four eyes: the landlord approves the nominated candidate in their own portal, and the agent counter-signs the same candidate. The tenancy is concluded; the credential is spent, and the listing leaves the market with its record.
SaleFrom the seller's declaration to the transfer at the notary.
The Sale rail runs on 77 rules. It never decides what a buyer may borrow: it departs from the mortgage adviser's statement, and states only whether declared financing covers a bid.
- OwnershipA — the seller declares ownership at the issuer, where it is sealed; every co-owner and anyone whose consent the act needs is named.
- Mandate & offerB — the selling mandate rests on that declaration and is signed on both legs by passkey, at the fee agreed with the seller. The offer — asking price, what is sold, the energy label the advert must state — is confirmed before publication.
- DisclosureA · B — the seller's disclosure is sealed at the issuer, co-signed by every co-owner, and each buyer's receipt of a version is signed — the record of what the buyer knew.
- ListingB → C — published on RESO as a sale, with its price condition and market stage, and the same signed liveness as a rental.
- BuyerA — the buyer declares at the issuer; the mortgage adviser co-signs the financing statement by passkey, their firm checked against its register entry. Appraisal and inspection arrive as seals. Positioned at a bid, the buyer receives a yes or no — never an amount.
- BidsB — each bid is recorded against a cleared buyer; co-buyers stand together in one candidacy, none of them leading.
- AwardB — the office's compliance member records the client-due-diligence check of both parties (Wwft) before anything can be awarded. The office proposes; the seller accepts in their own portal, by passkey.
- AgreementA · B — the purchase agreement starts the clocks the issuer states: the buyer's statutory reflection period, each condition's deadline, the security and the registration of the agreement.
- NotaryB — the agent gives the notary a handover link: the sale's references and states, sealed, without its documents.
- TransferA · B · C — at the deed the seller's declaration, the buyer's declaration and the listing's liveness are revoked as fulfilled, and the catalogue shows the home closed, with its price and date.
One layer under both
The two rails share their parts and their keys. The issuer alone signs credentials and seals declarations; Ravel holds the attestation key and signs the audit record, never a verdict; RESOnance holds no key and verifies what it is shown. A home can be offered for rental and for sale at once — each offer is its own round, and a rental concluded during a sale makes it a sale with a tenant.
